Whether we're shopping for real estate here in Huntington Beach or looking at Brownsville, Texas homes for sale we tend to expect that when we finally decide on a home, someone will give us the mortgage we need to buy it. We forget that taking out a mortgage is a favor granted to us by the bank. In fact, many people think they have an automatic right to a mortgage. But the reality is that banks have expectations too, and if they're not met, you won't be approved. Here's what they're looking for.
Credit History
One of the biggest expectations the bank has is that you will actually pay back the loan on your Leslieville Lofts. They won't just take your word for it, though. They'll run your credit history, which will tell them whether you pay your bills on time, if you've ever been bankrupt, and how much of a risk it will be for them to lend you money. If your history is bad, so are your chances.
Job Situation
The easiest way for a bank to tell if you will be able to make your mortgage payments is to look into your employment situation. They'll want a letter of employment from your boss stating how much you make as well as a contact number. If your job is only temporary, you'll have a much lower chance of getting one of those Brampton townhomes for sale, because the bank won't trust that you won't lose your job and default on your payments.
Existing Debt Load
The bank will also look at whether there's enough room in your existing payment schedule for the mortgage on a Scarborough home for sale. Everyone has some debt, but if you're already up to your eyeballs in monthly payments on your car, student loan, credit cards, store accounts, and taxes, then the bank is not going to be very optimistic about making their money back off of you.
Stability
And finally, the bank is going to look at your situation to make sure you're stable, honest, and responsible. If you're constantly opening and closing bank accounts and credit cards, missing payments on your loans, applying for new loans, and lying about your situation, banks aren't going to want to touch you no matter how much they could make of the mortgage on your Mississauga home for sale.
